Lead generation from public filings

I find your next customers in public filings, before anyone else calls them.

I build lead systems that watch public filings, find the real owner behind each one, and send you the leads that fit what you sell.

Free pilot. Starting in Missouri. Limited spots per industry.

The problem

By the time it's public, someone already called.

A new building gets announced. A restaurant hangs its sign. A jet changes hands. By then the owner already has an agent, a sub, a payroll provider, and a sign company.

The first company to reach a new owner usually gets the work. Everyone after that is fighting over what's left.

Most of these start as public filings weeks or months earlier. The information is out there. It's buried in planning agendas, license records, and registries that nobody has time to read.

Who it's for

Businesses that win by getting there first

Insurance agents and brokers

  • Commercial construction

Builders risk, GL, and surety prospects from projects still in planning and zoning.

  • Aviation

New aircraft owners, found through registrations and ownership transfers.

  • Business liability

New businesses, found through license and entity filings before they open.

Companies that sell to new projects and new businesses

  • Subcontractors

Projects in planning, before bids go out.

  • Construction equipment rental

Projects headed toward site work, while the owner is still lining up crews.

  • Sign companies

New commercial buildings and new tenants that will need signs.

  • POS and payroll providers

New businesses getting licensed to open.

  • Aircraft management

New aircraft owners, right after the registration changes hands.

How it works

Three steps. You only do the first one.

  1. Step 1: I set it up around your business

You tell me what you sell, where you sell it, and what a good customer looks like. I decide which filings to watch.

  2. Step 2: I find the filings and trace the owner

I read the filings, follow each LLC to a real person with contact details, and estimate the size of the project or business.

  3. Step 3: You get leads in your inbox

Each lead has the details, the owner, how to reach them, and a link back to the public record it came from.

The pilot

Try it free. Tell me if it works.

I'm opening a small pilot. A few businesses get leads at no cost while I make sure the system is worth paying for.

What you get
Leads for your industry and area, sent to your inbox for the length of the pilot.
What it costs
Nothing. There is no charge for the pilot.
What I ask
Honest feedback on the leads. If they turn into business, a short case study I can share.

Spots are limited per industry in each area, so each pilot client gets real attention.

Questions

Common questions

Where does the data come from?

Public records. Depending on your industry, that means planning and zoning filings, permit applications, business license and entity filings, and aircraft registrations. I read them, then trace each LLC to the person behind it.

Will my competitors get the same leads?

During the pilot I keep spots limited per industry in each area, so you are not one of a crowd. If exclusivity matters to you, tell me when we talk and we can work it out.

What happens after the pilot?

If the leads are useful, we talk about a paid plan that fits how many leads you want. If they are not useful, you walk away. You owe nothing either way.

What areas do you cover?

I'm starting in Missouri. More states are coming. If you work somewhere else, request access anyway and tell me where.

Can you build this for an industry not listed here?

Probably. If your customers show up in public filings before they are ready to buy, I can likely build a system around them. Pick "Something else" on the form.
